Custom Homes FAQ
A typical custom home build in the Lower Mainland takes 10–16 months from permit approval to occupancy, depending on size, complexity, and site conditions. The design and permit phase adds an additional 2–4 months before construction begins. We provide a detailed project schedule at the start and update it at every milestone throughout the build.
Not necessarily. Many clients approach us before securing their lot — we can advise on what's buildable on a given property and flag any zoning, setback, or site constraints that could affect your design or budget. We're happy to review potential lots with you before you commit to a purchase, which can save significant time and cost later.
Absolutely. We're experienced working with clients' chosen architects and interior designers. We coordinate directly with your design team to ensure plans are buildable, specifications are accurate, and there are no costly surprises during construction. If you don't have an architect yet, we can refer you to trusted partners we've worked with across the Lower Mainland.
Build costs vary significantly based on size, design complexity, finishes, and site conditions. As a general range, luxury custom homes in the Lower Mainland typically cost $350–$600+ per square foot for construction, excluding land. We provide detailed, itemised quotes after a site consultation and design review — with no hidden fees or surprises. The price we quote is the price you pay.
Payments are structured around clearly defined construction milestones — typically foundation, framing, lock-up, and completion — so you only pay for work that has been completed and inspected. We provide live budget tracking throughout the build, so you always know exactly where your spend sits relative to the agreed budget. There are no unexpected invoices mid-build.
All AJ Restoration custom home builds are enrolled in BC's mandatory 2-5-10 New Home Warranty Program. This covers: 2 years on workmanship and materials, 5 years on the building envelope (protecting against water ingress), and 10 years on structural defects. In addition to the mandatory program, we provide our own workmanship warranty on top — because we stand behind every home we build.
